  • Wood or P.V.C. fences will be allowed with architectural approval.
  • Minimum dwelling size:

  • Masonry requirement:
    One Story - 50% of the front exterior walls
    Multi-Story - Will be reviewed in consideration with overall curb appeal, size of home and harmony with existing homes.
  • Outbuildings are subject to approval and must be smaller than 8x10.
  • Minimum roof pitch: 5/12
  • No outside pet enclosures will be allowed.
  • No building materials, dirt, concrete, rubbish, etc. may be stored or disposed of on any other lot in the subdivision.
  • Every home must have an attached 2 car garage (minimum) and an asphalt or concrete driveway.
  • Village of Smithton building codes are enforced with inspections currently performed by St. Clair county.
